			<content:encoded><![CDATA[<p>Clarksville, TN is the county seat of Montgomery County and the fifth largest city in the state of Tennessee.  The city was incorporated in 1785 and named for General George Rogers Clark, frontier fighter and Revolutionary War hero and brother of William Clark of Lewis and Clark</p>
<p>Known as the Queen of the Cumberland, Clarksville is the home of Fort Campbell home of the 101st Airborne Division, the Screaming Eagles.  The 101st is the only U.S. Army division with two aviation brigades, and one of the most prestigious and decorated divisions in the U.S. Army.</p>
<p>In recent decades, the size of Clarksville has doubled and with the creation of Interstate 24 which  made the area prime for development. Today much of the growth along U.S. Highway 79 is commercial and retail. . In 1913, the Lillian Theater, now called the Roxy, Clarksville’s first “movie house” for motion pictures, was opened on Franklin and sat more than 500 people.  Today the Roxy Theater hosts plays and performances weekly and has been used as a backdrop for Sheryl Crow’s Grammy-award winning song All I Wanna Do.</p>
<p>Clarksville has the distinction of being home to the oldest bank in the state, the Northern Bank established in 1854, now Regions Bank; the state’s oldest newspaper, The Leaf-Chronicle, established in 1808, and the only bank in the world established and operated entirely by women, the Women’s Bank of Tennessee that opened in 1919<br />
Clarksville, the Queen of the South, has a very strong housing market and has not been impacted by the housing slump of 2008 as have other communities across the country. This is due in part to Fort Campbell, and the mix of residential and commercial.<br />

<p>The population of Clarksville, TN approximately 103,455 people with the median age being 29 years of age. Of the population 67.91% White, 23.23% African American, 0.54% Native American, 2.16% Asian, 0.25% Pacific Islander, 2.61% from other races, and 3.30% from two or more races. Hispanic or Latino of any race were 6.03% of the population.  The median income for a household in the city was $37,548, and the median income for a family was $41,421</p>
<p>Clarksville, TN is the home to a number of Colleges and Universities as well as the communities 36 public schools which serves about 30,000 students, including seven high schools, seven middle schools, 20 elementary schools, one magnet school for K-5, and the Middle College at Austin Peay State University.</p>
<p>Clarksville, TN Geography and Climate</p>
<p>Clarksville, TN climate features average summer temperatures in the 70′s and winter temperatures in the 30′s. The warmest month of the year is July with an average temperature of 90, while the coldest month of the year is January with an average minimum temperature of 25.</p>
<p>The annual average precipitation at Clarksville is 51.78 Inches. Rainfall in is fairly evenly distributed throughout the year. The wettest month of the year is March with an average rainfall of 5.41 Inches</p>
<p>Clarksville is located on the northwest edge of the Highland Rim, which surrounds the Nashville Basin, and is 45 miles northwest of Nashville.</p>
<p>Clarksville was founded on the Cumberland River near the confluence of the Cumberland and the Red River. The Cumberland flows downstream from Nashville, some 40 miles southeast of Clarksville. From its beginnings, the river was the city’s commercial lifeline. Flat boats and, by the 1820s, steamboats carried cotton, oats, soybeans and tobacco, downstream to the Ohio River and up the Ohio to Pittsburgh.</p>

<p>Clarksville is served commercially by Nashville International Airport but also has a small airport, Outlaw Field, located 10 miles north of downtown. Outlaw Field accommodates nearly 40,000 private and corporate flights a year, and is also home to a pilot training school and a few small aircraft companies. <p>Clarksville was recently recognized by the Tennessee Department of Environment and Conservation as a “Walk with Me Tennessee” community for its pedestrian friendliness. The “Walk with Me Tennessee” program strives to increase awareness of alternate transportation in order to improve the health of Tennesseans, reduce environmental impacts and help citizens save money in fuel costs.  In addition to the 30 parks throughout the Clarksville, the city also features community centers and special programs for young and old alike.</p>

			<content:encoded><![CDATA[<p>Clarksville Tennessee’s local real estate market is unlike any other market. The national media’s reports on the housing slump do not apply to the Clarksville Tennessee area because of the unique market in which we live. Clarksville has the good fortune to be the ninth fastest growing city in the nation. One of the key factors in Clarksville&#8217;s growth is the relationship which it has with adjoining Fort Campbell home of the 101st Airborne Division (Air Assault), the 160th Special Operations Aviation Regiment (SOAR), 5th Special Forces Group and 101st Corps Support Group. </p>
<p>The Clarksville area is composed of a large number of government employees including active duty and retired military as well as civil service employees and defense contractors that are continually cycling in and out of Fort Campbell. Our market remains consistently stable for reasons directly related to the Army post. First all active duty and retired military are qualified for VA loans which are less risky and more stable than conventional loans. There fore, the chance of a loan default is reduced. This is a positive thing not only for the mortgagee but also for the residential housing market in general because more loans can be made and more houses can be sold, which naturally boosts the economy. </p>
<p>Secondly, Clarksville is home to Austin Peay State University.  Austin Peay is a four-year public, master’s level university offering over 56 majors and 63 different concentrations, bringing an influx of both students and faculty. This accounts for an extremely tight rental market, if a home is in good condition and priced at market rent which is usually quite a bit above the mortgage, a residential property is virtually guaranteed to rent if an owner relocates.  In addition, many soldiers who move into the area as active duty end up retiring here. </p>
<p>Our claim that we live in a market unique to what the rest of the nation is experiencing is proven by the fact that our home values have risen at a slow but steady rate. Home appraisers in Montgomery County Tennessee did not over inflate the value of property to begin with so our property has been able to hold a slow but steady increase in this market. So basically, what I am saying is any time is a great time to purchase real estate in the Clarksville area. Yet the present is an especially appropriate time for reasons other than our constant market conditions, one would be that the interest rates have remained low and the city of Clarksville is going through a large economic growth over the next 5 years. </p>
